What Are VA Homes?

 

VA homes are owned by the VA, or Veteran's Administration. The previous mortgage on these homes were insured by the VA, so when the mortgage loan is defaulted on, the VA gets the title to the property. They can then re-sell it to another buyer. The one thing that many people don't know about VA properties is that anyone can buy them. You do not have to be military personnel or a veteran to purchase one of these houses as your own.

 

VA houses are offered for sale through an auction. A potential buyer must fill out the necessary forms and their real estate agent submits the forms to the VA before the auction period ends. If the house does not sell during the auction, then the house is simply offered for price that is usually close to the market value for the home, but is generally somewhat less than the market value. VA homes are sold "as is," which means that you will be responsible for any repairs or upgrades to the home.

 

The Pros and Cons of VA Financing

 

There are two types of VA financing. To get regular VA financing, a person must demonstrate their eligibility. Eligibility for VA financing means that you have served in the military at some point or are the surviving spouse of a military person.Or, if you intend to buy a VA home and are a non-veteran, you can apply for VA Vendee financing, which has terms similar to VA loans. VA financing offers excellent terms for those that are eligible. However, there are some pros and cons to VA financing.

 Some of the great things about VA financing include the fact that you generally only have to put down a $500 earnest money deposit. With other types of real estate, your earnest money deposit is usually a percentage of the cost of the home, so $500 can be a real bargain. Another advantage to VA financing is there is usually a low or even no down payment required.

Other advantages to VA loans are that the closing costs are usually lower, and there are no mortgage insurance premiums to be paid. The interest rate is negotiable, and it is always comparable to the federal interest rate.

 Some of the disadvantages to VA loans are that you must pay a VA loan funding fee, which is currently 2.25% of the value of the home. However, you can choose to finance the cost of this fee into your mortgage loan. A buyer who wants to get VA financing must have acceptable credit. You cannot have lousy credit and get a VA loan. However, your credit does not have to be perfect, either. Buyers must also be able to show the VA that they can afford to make their mortgage payments and still have the funds for necessary living costs. Basically, you need to have an acceptable debt to income ratio.

 Other considerations include the fact that you must intend to live in the home. You can't buy it and then let someone else live in it. You must also maintain the home and keep it in good shape.

Getting the best auto loan means knowing what’s involved, and being prepared.

 There are several key components of an auto loan. The money you contribute upfront is the down payment, and usually varies from 10 to 20 percent of the purchase price. The time the loan will span is called the term, and a typical term is up to 5 years. (But don't expect discount financing on popular models.) The downside? Dealer financing can be more expensive, particularly for poorly informed buyers. (Dealers can sometimes make as much on the financing as on the sale itself!)

 Negotiate the car's price before you talk about the terms of a loan, so the dealer can't hike the car's price to give you a lower-rate loan. Even if you get low dealer financing rates of 2% to 5%, there's a catch: these loans are usually short term. Since many must be repaid in 24 months, monthly payments can be steep.

 5.Borrow From a Bank, Credit Union, or Finance Company

Banks and credit unions usually offer set, nonnegotiable rates, often less expensive than dealer financing. (They are also less likely to push the unnecessary expense of credit life insurance, which ensures that the loan will be paid off if you die prematurely.) Membership credit unions that offer auto loans typically offer lower rates than banks and finance companies. But finance companies â?” often the most expensive of all â?” may accept borrowers who are greater credit risks.

 In 1991, the IRS eliminated the income tax deduction for interest on most personal loans. The major exception is interest on a home equity loan, which is tax deductible on principal up to $100,000 no matter how you spend the money.

 Some banks now offer "tax-smart" loans to give back the car-loan deduction to consumers. A tax-smart loan combines the ease of a regular auto loan with the tax deductibility of a home equity loan. With a tax-smart loan, you do not have to go through the closing procedures and expense required by a regular home equity loan. And you can usually borrow up to 1000 of the equity in your home. Unlike a regular home equity loan, the primary collateral on a tax-smart loan is the automobile. To earn the tax benefit, a lien is placed on the home as well.

 While tax-smart loans may be smart for the bank that offers them, they may not be such a great deal for the borrower. A tax-smart loan is safe for a bank to make: it has the security collateral of both your car and your house. The bank usually charges the same interest rate on a tax-smart loan as on a regular auto loan, which could be significantly more than the rate charged on a home equity loan.

 Not only are you tying up the equity in your car and home for this loan, the savings you realize on the tax deduction may be less than the money you save with a lower-rate loan.

 6.Borrow Against Investments

Another option is to borrow at an attractive interest rate, with a flexible repayment plan, against a securities portfolio, passbook savings account, or a cash value life insurance policy.

 7.The Quicker the Payback, the More You Save.

If you take out a loan for a car, get the shortest payback time you can comfortably handle. While monthly payments can be reduced by stretching them out over more time, only a lower interest rate, a smaller loan, or a shorter term will lower the total expense.

 A $15,000 loan at 8% for five years, for example, will cost $3,240 in interest. You would save $672 if you paid an extra $62 a month for the same size loan over four years. The total interest cost would drop to $2,568.

You may qualify if you have recovered from a financial problem and can afford the new payment amount. Partial Claim. Your lender may be able to work with you to obtain a one-time payment from the FHA-Insurance fund to bring your mortgage current.
You may qualify if:
your loan is at least 4 months delinquent but no more than 12 months delinquent;
you are able to begin making full mortgage payments.
 
When your lender files a Partial Claim, the U.S. Department of Housing and Urban Development will pay your lender the amount necessary to bring your mortgage current. You must execute a Promissory Note, and a Lien will be placed on your property until the Promissory Note is paid in full.
 
The Promissory Note is interest-free and is due when you pay off the first mortgage or when you sell the property.
 
Pre-foreclosure sale. This will allow you to avoid foreclosure by selling your property for an amount less than the amount necessary to pay off your mortgage loan.

You may qualify if:
the loan is at least 2 months delinquent;
you are able to sell your house within 3 to 5 months; and
a new appraisal (that your lender will obtain) shows that the value of your home meets HUD program guidelines.
 

Deed-in-lieu of foreclosure. As a last resort, you may be able to voluntarily "give back" your property to the lender. This won't save your house, but it is not as damaging to your credit rating as a foreclosure.

You may qualify if:
you are in default and don't qualify for any of the other options;
your attempts at selling the house before foreclosure were unsuccessful; and
you don't have another FHA mortgage in default.

Yes. Beware of scams! Solutions that sound too simple or too good to be true usually are. If you're selling your home without professional guidance, beware of buyers who try to rush you through the process. Unfortunately, there are people who may try to take advantage of your financial difficulty. Be especially alert to the following:
 

Equity skimming. In this type of scam, a "buyer" approaches you, offering to get you out of financial trouble by promising to pay off your mortgage or give you a sum of money when the property is sold. The "buyer" may suggest that you move out quickly and deed the property to him or her. The "buyer" then collects rent for a time, does not make any mortgage payments, and allows the lender to foreclose. Remember, signing over your deed to someone else does not necessarily relieve you of your obligation on your loan.
 
Phony counseling agencies. Some groups calling themselves "counseling agencies" may approach you and offer to perform certain services for a fee. These could well be services you could do for yourself for free, such as negotiating a new payment plan with your lender, or pursuing a pre-foreclosure sale. If you have any doubt about paying for such services, call a HUD-approved housing counseling agency at (800) 569-4287 or TDD (800) 877-8339. Do this before you pay anyone or sign anything.

Here are several precautions that should help you avoid being "taken" by a scam artist:

Don't sign any papers you don't fully understand.
Make sure you get all "promises" in writing.
Beware of any contract of sale of loan assumption where you are not formally released from liability for your mortgage debt.
 

Check with a lawyer or your mortgage company before entering into any deal involving your home.
If you're selling the house yourself to avoid foreclosure, check to see if there are any complaints against the prospective buyer. You can contact your state's Attorney General, the State Real Estate Commission, or the local District Attorney's Consumer Fraud Unit for this type of information.

Home equity lines of credit (HELOC)
 

A line of equity is similar to a home equity loan. There are some differences that make a difference:
 

A home equity loan is a lump-sum loan and is generally amortized like most first mortgage loans. The difference is that the home equity loan is a second loan against your home behind the first mortgage that you already have.  The closing costs for a second mortgage are lower than closing costs on a first mortgage loan. The rates on home equity loans are fixed rates that are slightly higher than fixed rates on first mortgages.

Variable rate On a home equity line of credit the interest rate is can fluctuate from month to month. This makes the home equity line of credit appealing when interest rates are low, but risky when interest rates increase.

Remember, if you cannot make your second mortgage or home equity loan payments, you could end up losing your home.

 

Be careful if the combination of both the second mortgage and your first mortgage goes beyond 90 or 95 percent of the value of your home. You don't want to be in a position where the sale of your house does not cover the debt that you owe plus real estate fees.
 
Why should you refinance?

Let's take an example:

Say that you purchased your $150,000 home three years ago with a 30-year mortgage at 7.5 percent annual percentage rate (also including $2,000 per year in property taxes and $400 per year in homeowners insurance). Your monthly payment would equal $1,249:

  Principle and Interest = $1,049
Taxes and Insurance = $200
Now, consider refinancing the $145,382 principle balance today at 6.0 percent annual percentage rate for 30 years, the monthly payment would go down to $1,072:

Principle and Interest = $872
Taxes and Insurance = $200

If you stayed in your home for the next 30 years, you would save over $50,000 in interest payments. In this example you have extended your loan term an extra three years; you may use all (or part) of the monthly savings to pay down the principle; doing so would reduce your time-frame on paying the loan.

You do not necessarily need to refinance with a 30-year mortgage loan; you can refinance with a 15-, 20-, or 25-year loan. The interest rate on a 15-year loan is usually 0.5 percent less than a 30-year loan, and the 20- and 25-year loans about the same as a 30-year. But, you would be shortening your time in paying the loan.

Consider the same loan with a 15 year term length. Because you are choosing a loan with a shorter term you qualify for a lower mortgage rate at 5.90 percent. It’s true your payment will be higher because you have less time to pay back the loan; however, you will pay significantly less to the lender in finance charges. Your monthly payment for this loan will be $1,670 but you will only pay $101,850 to your lender for the financing. Can your budget support this higher monthly payment? When you consider how much you’ll save most homeowners can squeeze this money from somewhere in their budget.

. In California, before a buyer submits an offer on a home, their real estate agent is required to present them with a completed Real Estate Transfer Disclosure Statement.
This document, completed by the seller of the property, requires the seller to name all of the property that will be included in the purchase (refrigerator, stove, alarm system, etc.) and rate certain aspects of the conditions of both the included property and of the house itself. This document requires the seller to disclose any potential problems or hazards that may discourage the buyer from putting an offer in on the home.
 
  California's Civil Code Provision of the Real Estate Act regulates the issuance of variable interest rates for the purchase of real estate. Therefore, borrowers who are issued large mortgage amounts are guaranteed a fixed rate mortgage. California law also prohibits the charging of interest more than one day prior to the recording of the mortgage even if the borrower received the loan prior to that time.
 
If you're buying a home in the state of California, you qualify for both federal and state FHA, USDA, and VA loans. First-time home buyers qualify for California FHA loans with below-market interest rates, and, depending on their eligibility, may also qualify for a loan in order to cover down payment and/or closing costs. Is the Refinance Boom Over in California?
 



This year, an estimated 1- to 1½ trillion dollars of adjustable-rate mortgages (ARMs) are scheduled to adjust -- upward. Many of these mortgages have been made to sub prime borrowers, those who because of credit issues couldn't qualify for the best rates that lenders offered.
An abundance of the ARMs are of the 2/28 variety; these mortgages offer interest rates which are 2- to 2 ½% above market rates for the first two years of the loan. This allows the credit-challenged borrower an opportunity to qualify for the loan at a more affordable payment.
At the beginning of the third year of the loan, the interest rate adjusts and remains at the new rate for the remaining 28 years. Unfortunately, this new rate could be (and with the current steady rise in interest rates, very likely will be) substantially higher than prevailing market rates. This could serve to make monthly payments somewhat prohibitive, to say the least. One of the main advantages of the 2/28 ARM is that it permits the homeowner to develop a track record of positive mortgage payments, thus boosting his or her credit rating with the hope of refinancing to a lower fixed-rate mortgage before the ARM's interest rate adjusts.
  This form of financing allows borrowers to minimize their monthly payments while escaping the crushing burden of thousands of additional dollars that would be due from an ARM reset. However, this alternative is only a temporary answer at best, because the period that the loan will be allowed to negatively amortize is limited by the lender. Eventually, larger payments – much larger ones – will have to be made.

If certain reports are valid, there’s less risk involved to those with non-traditional Florida home mortgage loans than may have been previously believed. Nevertheless, it’s often in your best interest to refinance to a fixed-rate mortgage before rates reset and foreclosure is even a remote possibility.   With that in mind, Colleen Hernandez, president and executive director of the Homeownership Preservation Foundation, offers the following advice:

• Look through your Florida home mortgage contract. This should clearly spell out the terms under which your loan will adjust.



Avoid being surprised. Lenders must inform you before your rates adjust and your payments change, but this may not give you enough time to change your personal budget. Ask your lender the details of when the loan will adjust and how much more you will be paying per month. You’ll then be able to plan ahead.
• Look at your budget. Once you learn how much your Florida mortgage loan payment will adjust, take a hard look at your entire financial picture. Can you afford this payment easily? Has your situation changed to make it close to impossible for you to avoid missing payments?

• Work with your lender. If you find that your new payment is more than you can or want to handle, or even if you have already missed some payments, you can work with your lender to determine what your options are. “Despite myths to the contrary, it is in your lender’s best interest to keep you in your home,” advises Hernandez. “Your lender may be able to help you refinance your loan, offer a manageable repayment plan or one-time grant, or take other steps to help you continue to make your payments.”
Even if the situation isn’t as dire as you once feared, it’s important to understand every aspect of adjustable Florida home loans. Hope for the best and for rates to remain reasonable, but prepare for the worst just in case.

Rate Gaps on Fixed Rate and Adjustable Rate Florida Mortgages Narrow

Q. Should I refinance from an adjustable rate to a fixed rate?

Generally, it's a good idea to get the lowest fixed rate possible, but you also have to consider your situation. If you're in the first year of an adjustable rate mortgage (ARM) and you plan on moving in three years, it probably doesn't make sense for you to refinance. However, if the rate on your ARM is about to adjust and you think the rate will go up, then it may make sense to get a long-term fixed-rate mortgage, especially if you don't plan on moving in the next seven years or so.
 
Q. Are interest rates higher for a cash-out refinance?
 

The interest rate you pay on a cash-out refinance loan will generally be the same as what you pay on a mortgage where you don't take cash out. There may be an incremental fee associated with a cash-out refinance loan depending on the specific loan you choose and the loan-to-value ratio. Using the equity in your home to pay off other bills can be a smart thing. Consider taking some money out to pay off high-interest credit cards bills, auto loans and any other debts you have that have non-tax-deductible interest. Please consult your tax advisor to find out whether you may be able to deduct the interest on your new loan.
 

Q. When should I "lock in" an interest rate?
 

Nobody can predict what interest rates will do. But historically, rates rise faster than they come down. So if you're thinking about buying a home or refinancing your mortgage, lock in your rate now—you can always refinance later if rates drop again. Any near-future drop in interest rates may not be drastic enough to impact your monthly mortgage payment. Of course, every situation is different, so it's important to consider all of your options.

Q. Are there really loans with no closing costs?
There are few loans that truly have no closing costs. Sometimes lenders may not charge application fees and agree to pay the appraisal and title fees, but they may increase the interest rate in return. Lenders can also roll the costs into the amount of your loan. So, because you're not paying costs up front, it's called a "no closing cost" loan. While slightly increasing your mortgage might be acceptable to you, keep in mind that it's not really a cost-free loan.
 
Q. Should I pay points to get a lower rate?
Paying points may or may not be your best option, depending on what you're doing. Points paid on a loan you've refinanced can be deducted from your taxes only in small increments—1/30th a year for a 30-year mortgage, for example. This means it could be several years before your lower rate makes up for the points you pay. However, if you're buying a home, points paid are a tax-deductible expense for that year. Q. How long does it take to refinance?
With Quicken Loans, refinancing normally takes between two and four weeks, depending on a few things:

Do you have a recent home appraisal?
 
Are you in an area that appraisers can get to easily?
Are there plenty of other comparable homes in your neighborhood?
Usually, getting the home appraisal is what slows the process down the most. During refinancing booms, appraisers can be difficult to schedule. Also, having your paperwork ready helps to speed the process along much faster.
 
Q. How much money will I need to bring to the closing?
 

A general guideline is that you'll need two percent of the home's purchase price for prepaid interest to cover the time between the date you close your loan and the date you make your first mortgage payment. Some states may also require pre-payment of property taxes . When refinancing however, your old mortgage will most likely have money in an escrow account that can cover these costs.

   

Some borrowers get short-term loans while their escrow transfers back to them, but most pay the money at the closing knowing they'll get it back when their escrow is returned.

Lower Your Monthly Mortgage Payment
 

A drop of just one half to three quarters of a percentage point in interest can lower your monthly payment. If you don't refinance, you may be paying too much every month for your loan, and that's never a good financial move. There are a few different ways you can lower your monthly mortgage payment.
 

First, you can simply refinance to a lower interest rate. A lower rate generally means a lower monthly payment.

 

Second, you can change the term of your mortgage.

For instance, if you have a 15-year mortgage, you can lengthen the term to 30 years. Since the balance of your mortgage is spread out over a longer period of time, your payment is lower. However, if you have a 30-year mortgage and one of your financial goals is long-term savings, you may want to consider shortening your term to 20 or even 15 years. Your payment will be higher, but you will pay much less in interest over the life of the loan, saving you thousands of dollars in the long run.
